Off-Market Luxury Rentals in Los Angeles: Who Should Hold the Listing?

Off-Market Luxury Rentals in Los Angeles: Who Should Hold the Listing?

A few times a week, my phone does something predictable. Another agent calls, sounding a little too relaxed, and says some version of: "I've got something quiet. Thought of you first."

Translated from agent to English: they have a beautiful home, an owner who trusts them, an off-market rental, and no renter. They also know I usually have one. So the call isn't really about the house. It's about my pipeline.

I take those calls. I'm glad to. But after enough of them, a pattern becomes hard to ignore, and owners deserve to hear it plainly.

Why the Off-Market Calls Come to Me

LA Luxuries is a Beverly Hills agency built around the sale, rental and management of fine homes. Rentals aren't a side business here. They're a core part of what I do every day, across Beverly Hills, Bel Air, the Hollywood Hills, West Hollywood, Brentwood, Malibu and the rest of the Westside.

That means renters find me. They come through laluxuries.com, through Zillow, through the MLS, through Instagram and through people who've rented with me before. They tell me what they need, by when, and at what budget, and those requests go into a database I work every single day.

So when a colleague has a quiet rental and no one to show it to, I'm a logical call. They're not wrong to make it. A pipeline of active, qualified renters is the hardest part of this business to build, and it's the one thing a listing can't supply on its own.

The Part Nobody Says Out Loud

Here's how most of those arrangements actually work.

I find the renter. I qualify them. I set up and run the tours. I answer the questions about the home, the terms, the timing and the move-in. I negotiate. I keep a deal alive through the inevitable wobble in week two.

The other agent keeps the listing. They keep the relationship with the owner. Often the owner never learns who found the renter.

I'm not complaining about splitting work. Cooperation between agents is how this market functions, and I'm happy to be part of it. My point is about the owner. If one agent is doing most of the work to get a home rented, the owner should probably know who that agent is.

"Off-Market" Should Be a Choice, Not a Default

There are good reasons to keep a rental quiet. Privacy matters. Some owners don't want photos of their home on every website. Some want to test the rent before going public. Those are real, legitimate choices, and I respect them.

But a lot of the time, "off-market" quietly means something else: shown only to the renters whoever holds the listing happens to know, or can find by calling around.

That isn't a strategy. It's a phone tree.

If your goal is to get your home rented well, by a qualified renter, at the right rent, on terms that protect you, then the size of the audience matters. Quiet should be something you choose on purpose, for a reason, with a plan to widen the circle if the first round doesn't produce the right renter. It shouldn't be the default because nobody set up the marketing.

What Happens When I Hold the Listing

When an owner signs a listing agreement with me, or when another agent brings me in on a co-listing where I control the marketing, I don't shop the home around. I do the work myself, and I put the home in front of the renters who are actually looking right now.

That means your home goes:

  • On laluxuries.com, with its own listing page.
  • On Zillow, alongside the other major rental sites.
  • On the MLS, so every agent with a renter can see it and show it.
  • On Instagram, with a carousel and video made for the home.
  • To my text and email database, the renters who've already told me what they want.
  • To my full lead network, including the agents, advisors and contacts who send me clients.

Behind that, the work is built for the home, not borrowed from a template:

  • Professional photos with lighting edits.
  • Your home matched against the renter requests already in my database, so the first calls come from people who are already looking.
  • Every inquiry logged and answered by me personally, from the first call to the signed rental. Nothing gets passed to a call center.

If privacy is the priority, we can still start quietly. The difference is that quiet becomes the first stage of a plan, not the whole plan. If the first round doesn't produce the right renter, we already know what the next step is.

One Point of Contact, Start to Finish

The real value of full representation isn't the list of channels. It's that you have one person doing everything and accountable for everything.

Sourcing. I bring renters from my own pipeline and from every channel above, instead of waiting for someone else's.

Marketing. I decide how your home is presented, where it appears, and when we widen the audience.

Screening. Every applicant goes through the same application and screening process before anyone is offered your home. More on that below.

Negotiating. I negotiate rent, deposit, start date and length of stay with your terms in mind, and I prepare the rental agreement for your review.

Managing. For owners who want it, LA Luxuries offers boutique estate management for the length of the rental. That means one contact for you and one for the renter while they're in the home.

You call one number. The person who answers is the person whose name is on the license. Nobody in the middle is relaying messages.

That is the difference between an agent who shops a deal and an agent who represents a home.

Screening, Done the Same Way Every Time

Owners sometimes ask me how I "pick" a renter. The honest answer is that I don't pick people. I apply criteria.

Every applicant for a home I represent goes through the same written process: a completed application (we use RentSpree), identity verification, and the financial and background screening the owner has approved and the law allows. The same criteria apply to every applicant, in the same order, every time. Decisions are based on those criteria, and they're documented.

That consistency protects the owner, protects the applicant, and keeps everyone squarely within fair housing law. It's also simply better practice. A clear, consistent process moves faster and produces fewer surprises than a gut feeling ever will.

If You're the Agent Reading This

Please keep calling. I mean that.

But consider a better structure for the homes where you want them rented, not just circulated. If you bring me in on a co-listing where I run the marketing, the home gets the full treatment above, and you keep your relationship with your owner. If you'd rather simply refer the owner or the renter to me, LA Luxuries works with agents on an agreed referral fee, and referrals get treated like they were our own clients.

Either way, the home gets in front of the market. The owner gets a result. And nobody has to pretend the quiet approach was the plan all along.

If You're the Owner Reading This

If your home is being offered for rent, off-market or otherwise, ask whoever represents it five questions:

  1. Who, specifically, has seen my home so far?
  2. Where is it being marketed, and when does that widen if it doesn't rent?
  3. Who screens applicants, and what written criteria do they use?
  4. Who negotiates the terms, and who prepares the rental agreement?
  5. When something comes up during the rental, who do I call?

If the answers are vague, or the answer to most of them is "another agent," you already know who's doing the work.
